A member shall intimate to the society, of subletting his flat or giving on leave and license basis or care-taker basis or parting with its possession in any other manner. However the member shall submit ed copy of leave and license agreement and copy of the intimation report to the police station. Intimation of Sub-letting etc.
(2) No permission of the society is required to sub-let the flat / shops, however the intimation needs to be given to the society 8 days before such sub-letting.

Following documents are required to issue Tenant NOC for Move IN. a) An email from Member (Flat owner) to society (
[email protected]) with following details: i. Name of the Tenant/s (Licensee): ii. Start Date & End Date of Leave & License Agreement: iii. Expected Date of Tenants Move IN: iv. Consent to Society for issuing Society Letter to the Licensee (Tenants) for obtaining Resident ID Card (Under Tenant Category) from PCMA for accessing amenities like Clubhouses, Bus shuttle and other services being managed by PCMA. b) Completed NOC Application Form. Printout of the electronic form to be taken by Licensor/ Licensee. c) Identification Proof of Licensee (Tenant) (In case of group, ID proof of each Tenant). d) A copy of ed Leave & license agreement. e) Tenant verification from the local Police station i.e. Police verification copy, a mandatory document.
A.
For Tenants already living in Riviera CHSL but NOT obtained NOC so far Existing tenant who are already living in Riviera CHSL and has not submitted required document should arrange for all and submit them to society office on or before 30th Sept 2016.
B.
For new Tenants coming to Riviera CHSL The new tenants must obtain the society NOC before moving in to Riviera CHSL. For some unforeseen reasons if all documents cannot be submitted before moving in, Member (Flat owner) should send an email to society (
[email protected]) with following details: I. Name of the Tenant/s (Licensee): II. Start Date & End Date of Leave & License Agreement: III. Expected Date of Tenants Move IN: Note:
a) If PCMA is not informed, Casa Bella entrance Security will not allow the Truck to enter in the complex. b) NOC application form and ID proof should be submitted to society office and a provisional NOC valid for 07 days would be issued. The Licensor/Licensee need to submit other document before provisional NOC expires without fail.
2.
Following documents are required to issue Tenant NOC for Move OUT. An email from the Member (Flat Owner)/Licensor to the society informing expected date of his Tenant Moving out of the premises and request for discontinuation of Non Occupancy Charges been billed to the said flat.
Guidelines: 1.
Member (Flat owner) should ensure to clear the outstanding society dues, if not cleared already before Move IN/out of Tenant (Licensee).

to comply with Tenant NOC process and keep society informed the date of Move In/Out of their Tenants. Submission of Police NOC & copy of Leave & License Agreement in advance is must before to avoid last minute hassle to all the parties. In case if it is found that Tenants have moved in/out without informing society. Society will be forced to levy Fine @ Rs.1000 to the respective member (Flat Owner). Also note that usage of enger lifts for carrying heavy household item is strictly prohibited.

Member (Flat owner)/Licensor should submit any valid ID proof of the Tenant and his family member/s who will be staying with him/her.

Obtain No Objection Certificate from the Society before the Licensee/Tenant moves in/out. NOC charge @ Rs.250 per NOC issued to the Licensor/Licensee will be billed to the member.

Member (Flat owner)/Licensor to keep Licensee/Tenant informed about parking slot allotted to the member and advise tenant to park vehicle in the member’s allotted parking slot only
8.
Vehicle entry issued by PCMA– Owner to obtain vehicle entry from PCMA and hand over to the Tenant or give letter of authorization to obtain the same or duplicate .
9.
Non-Occupancy Charges (Fixed at 10% of Service Charge) i.e. @ Rs.230 per month to be levied by the Society to the who have given their flats under Leave & License Agreement and the said flat is occupied by a member other than the family of the member like Husband, Wife, Father, Mother, Brother, Son, Daughter, Grandson, Granddaughter and In-laws. (As per GR issued on 01/08/2001 by the Govt.)

Licensee (Tenant/s) to affix stickers issued by PCMA on the vehicles to facilitate smooth entry into the complex. 7. Licensee (Tenant/s) to obtain Id-Cards for driver, maid servant, domestic help, etc. from PCMA and advise them to produce the same if requested for by the Security. 8. Licensee (Tenant/s) to ensure that the said flat will be used solely for residential purpose and not for any unlawful, unethical & commercial purpose. 9. Licensee (Tenant/s) to ensure that the neighbours/fellow residing in the premises are not disturbed by playing loud music or any such activity beyond 10:00 pm or any other act of nuisance causing inconvenience to all. 10. Licensee (Tenant/s) to segregate waste into ‘dry’ and ‘wet’ as per guidelines issued by the PCMA/Society and handover garbage to Housekeeping personnel. 11. Licensee (Tenant/s) to park vehicle only in the designated parking slot allotted to the Flat owner. 12. Licensee (Tenant/s) before leaving their house, to ensure that all taps are properly closed and leaking taps / flush are repaired without delay to avoid wastage of water. All such Cases where wastage of water by a particular flat is identified, will be dealt strictly as per list of Fine/Penalty for violation of Society rules @ Rs.1000 per incident per day.
13. Shoe Racks, Cycles, Clothes Hanger and other personal belongings kept in the areas outside
flats i.e. in common area (Lift landing, Corridors, Lobby, Staircase and Refuge Area) will be considered as encroachment of common area as per bye laws Section 169(a). The same shall attract Fine/Penalty for violation of Society rules @ Rs.500 per month for first 3 months and thereafter@ Rs.1000 per month for next 3 months. After which it will be dealt with as per bye laws. 14. Pot Plants kept in the areas outside Balcony or on window grills & Utility area shall attract Fine/Penalty for violation of Society rules @ Rs.500 per month for first 3 months and thereafter @ Rs.1000 per month for next 3 months. After which it will be dealt with as per bye laws. 15. Licensee (Tenant/s) to abide other Society rules and regulations, dos and don’ts list circulated by society. c) NOC application form and ID proof should be submitted to society office and a provisional NOC valid for 07 days would be issued. The Licensor/Licensee need to submit other document before provisional NOC expires without fail.
